It is Better to Rent Than Buy

Abberly Pointe, Beaufort, SCIt is easily the question most asked by anyone moving into their first home or downsizing into retirement. Should I buy or should I rent? For nearly a decade the answer has been buy. The crash in home prices, combined with record-low mortgage rates made buying and owning a home both cheaper than renting one and a better investment.

Now, the tide has turned.

Fast-rising home prices and higher mortgage rates have shifted the calculation to rent. The monthly costs of buying and owning a home that you occupy are up 14 percent over the past year, more than three times the annual increase in rent rates nationally. Rents are up just 4 percent. The number of local housing markets where it is cheaper to rent than buy is growing by the day.

Even setting aside big upfront expenses like a down payment, rising month-by-month costs are likely keeping many people from purchasing. Today only 41 percent of people live in a county where the median income family can afford to buy a home at the median list price, and affordability declined significantly over the past year.

Home prices fell dramatically following the financial crisis and the subprime mortgage crash. Millions of homes went into foreclosure and were sold off at bargain-basement prices. Home values finally bottomed out in 2012 and then began to take off. In the last three years, the gains accelerated dramatically, and now homes in most of the nation are worth more than they were at the inflated peak of the housing boom in 2006.

It's normal. Housing is an early cycle sector. Interest rates are low, incomes start to grow, so in an early cycle environment you can buy, but in a later cycle, interest rates go up, home prices go up, it's harder to buy.

The recent acceleration in home prices has been due to a supply imbalance in the market: too much demand and too little supply. That has shifted the equation back to rent, even though rents have increased a lot in the last few years.

According to July home and rent prices, buying a home was cheaper than renting in just 35 percent of the nation's counties. That is down sharply from 44 percent just one year ago.

And it's not just cheaper to rent, it may also now be a better investment. Renting and reinvesting the savings from renting, on average, will outperform owning and building home equity, in terms of wealth creation. That is the first time renting outperforms buying since 2010.

In 16 of the 23 major metropolitan markets covered in the research, renting is a better investment than buying.

So what does all this mean for the wealth of average Americans and the health of the housing market?

Since home ownership has historically been an important source of household wealth creation, it could be problematic if this trend continues for too long. Still, even in places where renting is currently more affordable, rising home prices provide wealth-building opportunity for home buyers.

As for home prices, the shift pulling demand away from buying and toward renting will likely cool overheated home prices. In fact, that is already happening. For the first time in several years, in July, the supply of homes for sale was not lower compared to the previous year. It was flat. In addition, while home prices are still rising, they are rising at a slower pace, meaning sellers are starting to see demand fall off a bit, as buyers hit an affordability wall.

Absent some major outlying disaster, home prices are highly unlikely to fall, at least not nationally.

Beaufort, a city of just 12,000, is described as a “big retirement destination,” especially for those who like charm, history and golf (you won’t be far from Hilton Head). Plus, Beaufort has a diverse economy — the University of South Carolina has a branch here. Another advantage: South Carolina is an income-tax-friendly state for retirees. Abberly Pointe, Beaufort, SCBeaufort has gotten a lot of love over the past few years, but nothing like what was bestowed upon it in 2017. And we’re not talking about love from locals and visitors alike, but from the rest of the country. It turned out to be the year of accolades for Beaufort.

She’s been named the Best Small Town in the South earlier in the spring by Southern Living and then was named The Town to Visit in SC by U.S. News and World Report just a few months ago. A few years back, Beaufort voted ‘America’s Happiest Seaside Town’ in Coastal Living magazine poll. And, there have been lots more in between.

In 2017, Beaufort was recognized by major magazines including Southern Living and Country Living; newspapers including USA Today and U.S. News & World Report; as well as travel, information and lifestyle websites including MSN, TripAdvisor and Lifehack.

Several of our local businesses are also noticed around the country. We have a top 10 drive in movie theater, a top 100 outdoor restaurant, an inn added to the prestigious Southern Living Hotel Collection and another named top 10 bed & breakfast. We’re also home to the best beach community and one of the most charming streets in the south.

Also in 2017, the Pat Conroy Literary Center was (rightfully) named a National Literary Landmark and the Anchorage 1770 Inn was placed into the Southern Living Hotel Collection as one of the best inns in the entire country. (You’ve got to be something really special to make that list.)

Our local colleges puffed out their chests a bit this past year when the Technical College of the Lowcountry was named the Best Community College in South Carolina by and the University of South Carolina Beaufort was recognized as the 5th fastest growing college in the U.S.

Beaufort, SC: The Prettiest Town in South Carolina

Abberly Pointe, Beaufort, SCBeaufort can add another prize to its trophy cabinet: Architectural Digest named it the prettiest town in South Carolina.

The town’s moss-blanketed live oaks, centuries-old homes, and Waterfront Park seemed to charm the magazine, which chose the prettiest town in every state.

Architectural Digest described Beaufort as having “historical buildings and walking tours documenting its 500 years of history.”

The town, which was founded in 1711, was named No. 6 on Southern Living Magazine’s list of ‘The South’s Best Small Towns’ in March. It was also listed as No. 16 on Southern Living’s ‘The South’s Friendliest Small Towns’ list.

Last year, TripAdviser named the town among the “most charming Southern vacations you need to experience.”

Beaufort’s architecture has caught the attention of tourists and South Carolina’s natives alike.

Recently, the historic Robert Smalls house was voted the most extraordinary historic home on sale in the world by HGTV viewers as part of the channel’s Ultimate House Hunt contest.

In June, Reader’s Digest called the Rhett House the most charming bed and breakfast in South Carolina.

Beaufort Water Festival: Here's What You Need to Know

Abberly Pointe, Beaufort, SCSummertime is here, and it won't be long until the annual quintessentially Lowcountry celebration in downtown Beaufort begins: The Beaufort Water Festival.

The 63rd Beaufort Water Festival starts July 13 and continues through July 22., but some events are already getting started.If you live in an apartment in Beaufort, SC, here is everything you need to know!

The main event starts with fireworks and Parris Island Marine Band for opening ceremonies July 13. All of the traditional Water Festival events return, plus a free Hometown Tuesday event instituted in 2017 after Hurricane Matthew.

Outside food, drinks and coolers aren’t allowed in the park during the Water Festival. And leave strollers at home during the Concert in the Park. Because of the large crowd, the strollers are a safety risk and get in the way of those moving around.

Blankets and chairs are a smart idea. To ensure a good seat, get in and set up near the stage early. The park is closed for an hour before the gates open, so set up before the gates close or soon after they open for the best seats.

Here are some other important things to know as the Water Festival approaches, including parking and ticket information and a full schedule.

Getting there
Most events are held at Henry C. Chambers Waterfront Park in downtown off of Bay Street.

Parking is available at metered spots throughout downtown, including lots at the marina, Beaufort County Library and 500 Carteret St. Meter hours are from 11 a.m. until 7 p.m.

A free shuttle from the Beaufort County Government complex on Ribaut Road is available for several events, including opening ceremonies and the headlining Concert in the Park.

Those who don't want to brave the parking crunch have a new option. The city's new day dock opened in May and offers boaters a free place to tie up near the east end of Waterfront Park.


Tickets for the nightly events are sold at the gate but also available online at for pickup at will call outside the main gate starting an hour before the event. Organizers encourage people to buy tickets in advance for the Concert in the Park, guaranteeing admission if the park is otherwise at capacity.

Children 5 and younger are free.

Blessing The Fleet is one Beaufort Water Fest tradition that has changed a lot over the years

When the Beaufort Water Festival's Blessing The Fleet event started 62 years ago it was primarily to bless the shrimp boats and to introduce the new commodore. Many local shrimp boats participated.

9 a.m.-5 p.m.: Arts and crafts market.
9 a.m.- 1 p.m. River rally.
11 a.m.- 3 p.m.: Children’s day. Games, activities, shows, bounce houses and prizes. Free admission.
Noon-4 p.m.: Shrimp boat tours.
6 p.m.-9 p.m.: Teen dance. Ages 13-17, ID required. Tickets are $10.

July 16

10 a.m.-7 p.m.: Arts and crafts market.
8 p.m.: Motown Monday. Admission is $15, gates open at 7 p.m. Free shuttle service from Beaufort County Government Center. Children 5 and under are free.

4th of July Celebration & Fireworks at the Sands of Port Royal. Event begins at 5 p.m. Fireworks around 9 p.m. Hosted by the town of Port Royal and Historic Port Royal Foundation, the Independence Day celebration will include food booths, refreshments, vendors, entertainment, face painting, a water slide, bounce houses and more.

July 4:

Independence Day at Parris Island, MCRD Parris Island! Gates open at 5 p.m. Parris Island Band performs at 6:30 p.m. Fireworks start at approximately 9:20 p.m. Free and open to the public, this family-friendly event will feature a kid’s fun zone, The Parris Island Band performing patriotic music, and an incredible fireworks celebration. Food and beverages (alcohol and non-alcohol) as well as patriotic glow sticks, bracelets and headbands will be available for purchase.

July 4:

Salute from the Shore! Every year on July 4, hundreds of thousands of people gather on the beaches of South Carolina in patriotic attire to wave the red, white and blue and to demonstrate their gratitude to America’s finest for their bravery and commitment. The focal point of the Salute from the Shore has traditionally been highlighted with a flyover of military aircraft. The flyover will start at 1 p.m. in Myrtle Beach. For a full schedule of flyover times in the Beaufort area, visit Participants on the beaches are strongly urged to organize patriotic displays in groups, big and small, and to share their tributes online for armed forces around the world to see.
